Buying a home can be an exciting adventure from start to finish.

Whether you’re looking for your first home, next investment project or to downsize, it’s important that you always stay vigilant when exploring prospective opportunities. In fact, there are a number of red flags that you should always keep an eye out for during each and every home viewing.

Old HVAC System

Especially in Canada, there is a great need for an efficient furnace and air conditioning system. Between the harsh, cold winters and hot, sunny summers, you’ll be reliant on your HVAC system for most of the year.

Generally, furnaces will offer about 15-18 years and central air systems about 10-12. When viewing a house, be sure to ask about the age and general health of these systems. The older they are, the less effective and efficient they will be, which can end up costing you greatly in monthly energy costs.

Not to mention the risk of needing to replace the system sooner rather than later!

Cracks in the Foundation

With any concrete foundation, cracks are inevitable. You’re more likely to find hairline cracks in the foundation, but anything ½ inch wide or more is a clear-cut sign that there is an issue at hand, such as an unstable foundation.

Certain Odours

Is there an odour outside or inside the home? Perhaps the homeowners are burning candles or using a strong fragrance to possibly cover up the scent of something, unusual?

Whether the issue might be, an unfavourable smell can be the first sign of trouble. From mold and water damage, to drainage issues and more, always keep an eye (or nose) out for strange odours.

Insect Infestations

While it’s understandable (and frankly, expected) that most homes will have the occasional insect, such as spiders, a full infestation is cause for concern. Especially, if you’re dealing with termites, cockroaches, bedbugs, or carpenter ants.

Insect infestations can have an impact on the structure of your home and overall quality of life. While they can be managed and eradicated with the right approach, it can take time, money and effort to completely be rid of them. And sometimes you are left with damage to the home that must be repaired at your own expense.

In order to avoid these headaches, watching for signs of insect infestations is imperative.

DIY Home Renovations

Many experienced homeowners will agree that certain renovations and upgrades can be completed without the expense of a professional. From caulking and painting, to landscaping, flooring and more, there is a wide range of home improvements that can be facilitated and completed by an experienced homeowner.

In saying that, there are a number of DIY renovations that, when completed by a person who is less-than-qualified, can lead to serious issues down the road. If you notice that a certain element of the home looks new, or even a little out of sorts, don’t be shy to inquire about it. If it turns out that the current homeowner performed the repairs themselves, it may be a sign that it’s time to move on. Or at least have the repair inspected in more detail!

Doors That Won’t Close

As you enter each room and navigate throughout the home, try to open and close each door. If you have any trouble getting a door to close or open, this could be a sign that there is a structural problem with the house, such as that the framing members have shifted.
